What is crawl space encapsulation?

Vented or open crawl space are very common because they are inexpensive to build but functional in terms of providing  a foundation for flooring as well as a convenient space to install plumbing, electrical and duct work for the HVAC systems.   The problem with a vented crawl space is outside air is pulled through the vents into the crawl space where it is sucked into your home via your heating and cooling system or other holes and/or cracks left behind by the builder.  This “stack effect”, pulls the contaminates (dust, moisture, odors, etc…) of the crawl space throughout your entire house.

Building scientist suggest a better approach is to create a well sealed, unventilated crawlspace or “closed crawl space” by sealing and insulating the foundation walls rather than the sub-floor.

By encapsulating your crawl space it becomes part of the house or building envelope.  You now have a crawl space which offers the following benefits:

  • Clean, dry environment – eliminates moisture which can cause mold and bacteria
  • More energy effecient so it lowers your homes energy costs.
  • Improves the air quality in your living space.
  • Your home will be more comfortable, eliminating cold drafts in the winter and humidity in the summer.
